Right of Ways
Duck in PondPorter Blvd, Mansfield Blvd, and Chancey Road are regional connector roads for Pasco County. These will help to make travel faster by connecting major roads as well as alleviate traffic from the current road congestion. Currently, residents have to drive around Wiregrass Ranch in any area of Wesley Chapel. Once construction is complete, travel will be simplified. The engineering was intelligently done and has planned well for the future.

A right of way is a form of an easement granted by the property owner that gives the right to travel over your land. In a smaller residential community these are typical, but Wiregrass Ranch has chosen to give these rights of ways for major regional impacting roads. Although ownership rights of property are lessened by an easement, society at large benefits due to the additional freedom of movement. Wiregrass Ranch recognizes these long term benefits and influence for the area!

State Road 56
State Road 56 is the most critical and most frequently asked about road under construction in the entire Pasco County. A building project of this magnitude is done in phases and the obvious initial portion is off of Bruce B Downs to help alleviate the largest amount of congestion.

Camp RoadThe first opening off of State Road 581/Bruce B Downs is merely about a half of a mile, but it’s value is substantial. This section to the Dillard’s parking lot in Shops at Wiregrass allowed for the lifestyle center to open (per Pasco County commission requirements) for business. This opening brought jobs, income, and tax money to Pasco County as well as creating the second largest intersection in the United States! Did you know that the only larger intersection is in Las Vegas and is highlighted by a road known as the Sunset Strip!

Currently State Road 56 is slated to make the proposed six lane connection to Porter Boulevard/Mansfield Boulevard early in 2009, about two and a half miles North of the intersection of County Line Road and Mansfield Boulevard/Beardsley Drive. The next proposed four lane link to Meadow Pointe Boulevard is planning to be made shortly thereafter (all with approvals and working relations from other parties). The final extension of this major road is said to be to US 301, which goes up and down the state of Florida! With an undertaking this large it is difficult to pinpoint exact dates on completion.

Sky at WiregrassState Road 56 will create a much needed alternative to State Road 54. The county's residents have been thirsty for an alleviation of the main road corridors in Pasco County. Wiregrass Ranch along with another private company, answered to this need. Private money has come to the rescue with a road this large. Foresight by all entities involved has allowed this road to be constructed to not only accommodate current traffic, but has been engineered to support traffic for years to come.

The land for the road within Wiregrass Ranch totals 105 acres!! Just as schools, parks, and community are valuable in eyes of the Porter family for the community, the same is thought of State Road 56, and that is why, again, they chose to sell the land at an extremely reasonable price, well below fair market value.

Wiregrass Ranch High School
The Wiregrass Ranch has always valued education. They have been and are currently working with Pasco County to help build a bright future for its youth. Wiregrass Ranch High School was the first new high school built in seven years in Pasco County! The school opened in January of 2007 for grades nine through twelve. This strategically placed school site, now allows students of the Meadow Pointe community the ability to walk to and to ride their bikes to school. The initial sale of the land helped to bring both Wiregrass Ranch High School and John Long Middle School quickly to the area! The sale of land was actually for multiple school sites in addition to these. This land was sold by Wiregrass Ranch to the Pasco County school system at a discounted rate, well below that of fair market value. Wiregrass Ranch has helped to provide school sites for years to come as the growth continues in Wesley Chapel.

Park Land
IrisWiregrass Ranch generously donated 40 acres of proposed park land to Pasco County. This span of acreage will be used for sports fields and is set for public use. While development of this land has yet to begin, the donation by the Porter Family will be a great asset to Pasco County as yet another way to bring tourist revenue to the area. Wiregrass Ranch will continue to work hand in hand with the county as to the best use and location for this project. It is a prime example of what a public private partnership should be.
